You need some kind of motivation for sure, but that doesn’t have to be monetary. The feeling of fullfillment, honor, acceptance or being able to help a greater good can come a long way. The reservists of armies all around the world are on example. Germany is dependant on volunteers to organise fire departements (80% volunteers) disaster relieve (THW ~95% volunteers) sport clubs (99%) etc.

Depends on the country. Lawyers in Germany have a minimum rate of around 220€/h. But when you factor in tax, cost of coworkers, cost of the subscriptions to legal commentaries, length of education (regularly 5 years at university + 2 years in practical education) etc. it’s actually not too much.

When the coops that own and manage these houses hire creative architects for renovation, you can these buildings to be much less bleak looking. They mostly miss coloured paint. The gray plaster they used is what makes them look shit.

Otherwise these buildings often have quite clever design in regards to natural light for all flats as well as relative quietness even when next to busy roads.
